Should I sell my house now? A test for ArrowCreek owners

Key takeaway

Sell now if you have a reason to move, your gain clears the cost of selling, and the payment on your next home works at today's rates; the market itself is not the obstacle. Redfin's ZIP 89511 figures show a balanced market, with homes going under contract in a median 56 days and selling at 97.6% of list in July to September 2026. The numbers that decide it are yours: Freddie Mac's 30-year rate was 7.40% in mid-October 2026, and the ZIP 89511 index has barely moved since mid-2022.

Who this guide is for

You own an ArrowCreek home, have no fixed deadline, and are weighing whether to list in the next few months or hold on.

The market is not the deciding question; your next home is

Most answers to this question are about the market: is it a seller's market, are prices about to fall. For an ArrowCreek owner in late 2026 the market gives a fairly plain reading. Redfin scores ZIP 89511 at 52 out of 100, "somewhat competitive", with homes going under contract in a median 56 days and selling at about 97.6% of list. That is neither a rush nor a stall. A balanced market means the reasons to sell or stay are mostly inside your own finances.

Three numbers carry most of the weight. The first is what your next home will cost each month, which depends on the mortgage rate if you borrow. The second is how much your home has gained since you bought it, which decides whether a sale leaves you ahead after costs and any tax. The third is when you could list, because the season changes how long the sale takes. This page walks through each, then gives you a five-question test to run with your own figures. We don't forecast prices or rates, and nothing here should be read as one.

What the ZIP 89511 market says right now

Are home prices still rising in 89511?

Two measures, two answers, both up. Redfin's median sale price for 89511 was $1,397,089 for July to September 2026, 11.1% higher than a year earlier. Zillow's typical home value for ZIP 89511 was $1,120,342 in September 2026, up 3.61%, the highest reading in its series. The gap comes from what each counts: Redfin's median follows the homes that happened to sell, and a few large sales move it, while Zillow's index tracks the middle third of all homes and moves slowly. Neither is an ArrowCreek figure, since 89511 also covers other south Reno areas. The ZIP 89511 market report sets out both, each dated by source.

Is there more competition from other sellers?

Less than a year ago. Redfin counted 142 homes for sale in 89511 at the end of September 2026 and 3.1 months of supply, down from 5.2 months in the same window of 2025. Realtor.com's count of active 89511 listings fell 37.5% over the year to 112. County-wide, Sierra Nevada REALTORS reported Washoe active inventory down 19.9% to 1,196 in September 2026. Fewer competing listings means a buyer has fewer alternatives to yours, which helps a seller who prices well.

Are buyers still paying close to the asking price?

Mostly, with room to negotiate. Redfin says the typical home in 89511 sells about 3% below list. Its 89511 page showed 15.4% of homes selling above list and 28.3% with a price drop, though that share was 9.11 points lower than a year before. That pattern fits buyers paying near list for well-priced homes and cuts on the rest.

Does a higher price band change the answer?

It changes how much time to allow. Redfin does not publish luxury figures for the Reno metro, but statewide, Nevada homes in the top 5% of their metro's prices took a median 71 days to go under contract in June to August 2026, against 48 for mid-priced homes, and closed at 96.2% of list. Redfin also counted 16.0% of those luxury pending sales falling through. None of that argues against selling; it argues for deciding early, so a slower sale or a second buyer still fits inside your plan.

Rates: what 7.40% means for the home you buy next

How much more would the next mortgage cost?

Freddie Mac's survey put the 30-year fixed rate at 7.40% for the week of October 15, 2026, and the 15-year at 6.71%. A year earlier the 30-year averaged 6.27%. On a 30-year loan, before taxes, insurance and HOA dues, the difference in principal and interest looks like this:

Loan amountAt 7.40%At 6.27%Difference each month
$600,000$4,154$3,702$452
$800,000$5,539$4,936$603
$1,000,000$6,924$6,170$754

Now put your own mortgage next to it. If your current loan carries a rate well below 7.40%, trading it for a new loan of the same size raises your payment even if the next home costs the same. That is often why a sale that makes sense on paper does not work month to month. The fix is either a smaller loan, which equity can buy, or a reason to move that outweighs the payment.

How do higher rates affect what buyers can pay you?

The same arithmetic runs on the other side of your sale. A buyer who could carry $4,936 a month in principal and interest a year ago could borrow $800,000 at 6.27%. At 7.40%, that same payment supports a loan of about $713,000, roughly 11% less. Buyers paying cash or putting large sums down feel this less, and the 89511 figures above show homes still selling near list. But for the part of your buyer pool that borrows, the rate is already priced into what they can offer, which is one more reason to set the list price from recent sales rather than from last year's highs.

What if you buy the next home with cash or a small loan?

Then the rate matters far less, and the decision moves to your net proceeds. An ArrowCreek owner with substantial equity may be able to buy smaller outright or borrow little. The seller net sheet for Nevada shows what a sale leaves you after the transfer tax, HOA fees and closing costs, which is the number to compare with your next purchase price.

Should you wait for rates to come down?

Nobody can tell you when, or whether, they will, and this page will not guess. What you can check is what waiting costs you: another season of property tax, HOA dues and upkeep, and the risk that a later listing lands in winter, when Redfin's 89511 wait has run past 100 days. If rates fall, buyers gain too, and more sellers may list at the same time. Plan on the rate in front of you and treat any drop as a bonus.

Equity, costs and taxes: does the sale leave you ahead?

How much has the ZIP 89511 index moved since you bought?

NAR's 2025 survey found sellers had owned their homes a median of 11 years before selling. Your own gain depends on when you bought. The table shows how far Zillow's ZIP 89511 index has moved from a few purchase dates to September 2026. It is an index for the whole ZIP, not a value for your home.

If you bought inZIP 89511 index thenChange to Sep 2026
September 2016$553,227+102.5%
September 2019$691,138+62.1%
September 2021$982,784+14.0%
June 2022 (the previous peak)$1,110,281+0.9%
September 2024$1,057,968+5.9%

If you bought near the 2022 peak, the index says your home has gained around 1%. On a home at the index level that is about $10,000, and Washoe's transfer tax alone, at $2.05 per $500 of price, would take roughly $4,600 of it before any commission. A 2016 buyer is in a different position entirely. To move from the index to your own home, run the estimator for your ArrowCreek home's value with what you paid and when.

What will selling cost you?

The largest Nevada-specific cost is the real property transfer tax. In Washoe County it is $2.05 for each $500 of value, so about $5,740 on a $1.4 million sale. A Nevada title company says the seller pays it by custom, though the custom is negotiable and the law holds buyer and seller jointly liable. Add the HOA's resale and demand fees, which Nevada caps, plus commission, title and escrow. The full list, with who pays each, is on seller closing costs in Nevada.

Will you owe tax on the gain?

Nevada has no state income tax on an individual's home-sale gain. Federally, IRC Section 121 lets you exclude up to $250,000 of gain on a main home, or $500,000 if married filing jointly, if you owned and lived in it at least two of the five years before the sale. Gain above that is taxed at long-term capital gains rates, which for 2026 are 0%, 15% or 20% depending on taxable income, with the 20% rate starting above $613,700 for joint filers and $545,500 for single filers. The 3.8% net investment income tax can apply on top once modified income passes $250,000 for joint filers or $200,000 for single filers. For a long-held ArrowCreek home the exclusion may not cover everything, so read the capital gains guide for Nevada home sellers and confirm your figures with a CPA.

What if you keep the home and rent it out instead?

That changes the tax picture as well as the cash flow. The Section 121 exclusion needs you to have owned and lived in the home for at least two of the five years before the sale, so a home you move out of and rent for more than three years no longer qualifies when you finally sell. A Section 1031 exchange can defer tax on investment property, but it does not apply to a main home or a second home, and it has strict deadlines: replacement property identified within 45 days and received within 180. If renting is on the table, have a CPA model both paths before you decide, because the clock on the exclusion starts the day you move out.

The next home: where the sale money goes

Should you sell first or buy first?

Selling first tells you exactly what you have to spend and removes the risk of carrying two homes. Buying first avoids a temporary move but means either two mortgages for a time or an offer that depends on your sale, which sellers in a balanced market may not accept. Your timeline decides which is safer: an ArrowCreek sale can take three months in summer and five or more in winter, once escrow is added. The month-by-month math is on how long an ArrowCreek sale takes from listing to closing.

What if you are moving to a lower-priced home in Reno?

Then today's market can work in your favor. Zillow's typical value for the city of Reno was $571,562 in September 2026, about $549,000 below the ZIP 89511 figure, and the Reno index is still just under its mid-2022 peak while 89511's is at a new high. Selling at 89511 levels and buying at Reno levels can leave a large share of the purchase paid in cash, which shrinks the rate question above. Price your next home before you commit to the sale.

What if you are leaving Nevada?

Check how your new state treats income, since Nevada levies no income tax and many states do. Any gain you realize while a Nevada resident is outside state income tax here. Timing a sale around a move between states is a tax question to settle with a CPA before you list.

A five-question test for selling now

Answer each question with your own numbers. Each "yes" points toward listing in the next few months; each "no" is a reason to wait or to change the plan.

  1. Do you have a reason to move in the next year? A new job, a health need, or a different size or kind of home. Without one, a balanced market is not by itself a reason to sell.
  2. Does the payment on your next home work at 7.40%? Use the table above with the loan you would actually need. If the payment only works at a lower rate, the plan depends on a forecast.
  3. Does your gain clear the cost of selling? Take your estimated value, subtract what you paid, then subtract transfer tax, commission and closing costs. If the answer is close to zero, as it may be for a 2022 purchase, selling now locks in a loss after costs.
  4. Is your gain inside the Section 121 exclusion, or have you planned for the tax? If not, a CPA conversation comes before a listing agreement.
  5. Can you list in spring, or can you wait out a winter listing? A March or April listing goes under contract in the fastest weeks of the year. A November listing can sit through the slowest ones; see the best month to list in ArrowCreek.

Four or five yeses: start preparing now, for a spring listing or sooner. Two or three: the answer turns on the question you answered no to, and that is the one to work on. One or none: holding is a reasonable choice, and you can rerun the test when your situation changes. If you want the inputs for questions two and three filled in with real figures, I can pull recent ArrowCreek sales and a net sheet for your home.

What are the signs that waiting makes more sense?

You bought recently and the index has barely moved. Your current mortgage rate is far below 7.40% and the next home needs a similar loan. You have no deadline and it is already late fall. Or you have not lived in the home two of the last five years and are close to qualifying for the exclusion. Any one of these can be worth months of patience. When the test points to selling, the step-by-step plan for selling in ArrowCreek covers what to do first.

Common questions

How do you decide whether to sell your home?

Start with your reason to move, then check three numbers: the payment on your next home at current rates (Freddie Mac's 30-year average was 7.40% in mid-October 2026), your gain after selling costs, and any tax beyond the $250,000 or $500,000 federal exclusion. If all three work and you can list in spring, selling now is reasonable.

Is now a good time to sell a house in Reno?

The Reno-area market is balanced rather than hot or cold. Redfin's Washoe County median sale price was $618,616 in September 2026, up 12.5% from a year earlier, with a median 54 days to contract. In ZIP 89511, homes sold at 97.6% of list in July to September 2026. Whether it is a good time for you depends on your next home and your gain.

Will Reno home prices go down?

No one can say reliably, and we do not forecast. The latest figures show prices rising: Redfin's Washoe median sale price was up 12.5% year over year in September 2026, Sierra Nevada REALTORS reported a 9.7% rise, and Zillow's ZIP 89511 index was at the highest reading in its series. Plan around today's figures rather than a prediction.

What is the hardest month to sell a house?

In Washoe County it is January. Redfin's median days on market averaged about 72 in January over 2024 to 2026, against about 38 in May, the fastest month. In ZIP 89511 the winter wait has been longer still, a median 134 days for homes that went under contract from December 2025 to February 2026.

How much does an agent earn on a $300,000 home sale?

It depends entirely on the rate you agree, because commissions are not set by law and are negotiable. Each 1% of a $300,000 price is $3,000. Since August 2024, under the NAR settlement rules, pay for a buyer's broker can no longer be offered on the MLS, though sellers can still agree to it off the MLS.

Do I pay tax when I sell my house in Nevada?

Nevada has no state income tax, so there is no state tax on your gain. Washoe County charges a real property transfer tax of $2.05 per $500 of value at recording, which a Nevada title company says the seller pays by custom, though the contract decides. Federally, gain on a main home is excluded up to $250,000, or $500,000 for joint filers, if you meet the two-of-five-years test.

Should I sell my house before buying another one?

Selling first fixes your budget and avoids carrying two homes; buying first avoids a temporary move but may need two mortgages or a contingent offer. With Redfin's ZIP 89511 median at 56 days to contract in July to September 2026, plus 30 to 45 days of escrow, allow about three months for the sale in a normal season.
