To sell a luxury home in ArrowCreek, price it off ArrowCreek sales rather than ZIP 89511 figures, have the HOA resale package and Nevada's disclosure form ready before you list, and aim for a spring launch. The fixed costs are small at this price: about $11,674 of Washoe County transfer tax and capped HOA resale fees on a $2.65 million sale. Brokerage, title and escrow are negotiated, and that's where your net moves; the net sheet calculator on this page shows yours.
You own an ArrowCreek home and want to know what to prepare, what you'll pay and when to list before you decide how to sell.

What sells an ArrowCreek home
The net sheet above starts at $2,650,000. At that price, Washoe County's transfer tax is $10,865 and the HOA's resale fees are capped at $809.15 for 2026. Together that's about 0.44% of the price, and neither amount is negotiable, though who pays the transfer tax is. What decides your result is the price you list at, how ready your paperwork is when a buyer shows up and the month you go live.
Price off ArrowCreek sales, not the ZIP
Online estimates lean on ZIP-wide figures, and ZIP 89511 mixes ArrowCreek with Galena Forest, Montreux and other south Reno areas. Zillow's typical home value for ZIP 89511 was $1,120,342 in September 2026. Redfin's median sale price for its Arrowcreek area was $1,724,517 over the three months to September, though Redfin's boundary may take in streets outside the gates. The ZIP figure sits about 35% below Redfin's ArrowCreek-area median, so an estimate built on the ZIP will usually start low.

Describe what the HOA dues buy, and keep the club separate
Your buyer will pay $392 a month in HOA dues in 2026 ($399 behind a sub-gate), and for that they get the staffed gate, private roads with snow removal and the Residents' Center's three pools and fitness room. Golf isn't included: The Club at ArrowCreek is separate from the HOA and admits members by referral. Say so in the listing and point buyers to what club membership involves and costs.
Before you list: the HOA package, disclosures and design records
Order the HOA resale package early
NRS 116.4109 makes the seller furnish the resale package, at the seller's expense. ArrowCreek's management company, Associa Sierra North, takes orders through its online resale portal, and the HOA has 10 calendar days to deliver. The buyer can cancel until midnight of the fifth calendar day after receiving it, so a package in hand when the contract is signed starts that window on day one. Ask Associa at the same time whether the HOA charges a transfer fee or capital contribution, because it isn't published. The ArrowCreek HOA dues and resale rules list what the package holds.
Fill in the Seller's Real Property Disclosure yourself
Under NRS 113.130 you must complete the disclosure form (the Real Estate Division's Form 547) and serve it on the buyer at least 10 days before closing, and your agent isn't allowed to fill it in for you. If you find a new defect, or a known one gets worse, before closing, tell the buyer in writing. If you won't repair it, the buyer can rescind or close and accept it.
You don't have to disclose defects you don't know about, and the form isn't a warranty. A seller who knowingly leaves one out, though, can owe the buyer three times the repair cost plus court costs and attorney's fees.
Check the other disclosures
If your home was built before 1978, federal lead-paint rules add the EPA pamphlet, a warning statement in the contract and a 10-day inspection window. If a lot adjoins open range, NRS 113.065 calls for a separate recorded disclosure. We haven't verified either for ArrowCreek homes, so confirm your home's build year and lot before you sign a listing.
Close open design review files
If the HOA's Architectural Design Review Committee approved exterior work on your lot and the final inspection isn't done, the deposit (up to $30,000 for the largest projects) needs refund instructions in escrow, and your buyer inherits the project. Ask Associa what's open on your lot, and close it before you list where you can.
Learn the sign and open-house rules
Only HOA-approved ArrowCreek real estate signs may go up: one per lot, or two on a golf-course lot. Security must hear about every open house in advance, and open-house signs come down as soon as each event ends.
Public, delayed or office-exclusive: how to market the listing
NAR's Multiple Listing Options for Sellers policy, adopted on March 25, 2025 and in place at MLSs by September 30, 2025, gives you more say over how public your listing is. Each option below needs your signed consent, and each trades reach against privacy differently.
Full MLS marketing
The listing goes into the MLS and out to the portals at once. It reaches the widest pool of buyers from the first day, which is the point of listing in spring.
Delayed marketing
The listing sits in the MLS, where other agents can see it and show it, but it stays off IDX sites and portal syndication for a period the local MLS sets. You can still use a yard sign. We couldn't find the Northern Nevada Regional MLS's current delay period published, so ask your agent for it before you choose.
Office-exclusive
The home isn't put into the MLS and isn't publicly marketed; brokers can still share it one to one. The catch is NAR's Clear Cooperation rule, which is still in force: once the home is marketed publicly, or shared across brokerages as a group, it has to go into the MLS within one business day.
At closing: what selling an ArrowCreek home costs
The fixed costs: transfer tax and HOA fees
Washoe County charges real property transfer tax at $2.05 per $500 of the price, collected when the deed is recorded. By statute buyer and seller are jointly liable. A Nevada title company says the seller pays by custom, and your contract can say otherwise.
| Sale price | Transfer tax | HOA resale fees (2026 caps) | Total |
|---|---|---|---|
| $1,500,000 | $6,150 | $809.15 | $6,959.15 |
| $2,650,000 | $10,865 | $809.15 | $11,674.15 |
| $4,000,000 | $16,400 | $809.15 | $17,209.15 |
The negotiated costs: brokerage, title and escrow
Commissions aren't set by law. Since August 17, 2024, offers to pay a buyer's agent can't go on the MLS, but you can still agree to one off the MLS or offer the buyer a concession. A Nevada title company says escrow fees are usually split 50/50, and the custom on the owner's title policy varies in northern Nevada, so your contract decides both. Get quotes, then put them into the calculator above or the full Nevada seller net sheet, which adds title, escrow and other lines. Our guide to Nevada seller closing costs explains each one.
Taxes after the sale
Nevada levies no state income tax on an individual's home-sale gain, so federal rules decide what you owe. A married couple filing jointly can exclude up to $500,000 of gain on a main home they've owned and lived in for two of the last five years, or $250,000 for a single filer. See capital gains tax on a Nevada home sale, and the Washoe County property tax guide for the bill you'll split at closing.
When to list, and whether to sell by owner
List for spring if you can
Washoe County homes go under contract fastest in May: Redfin's median time from listing to contract averaged about 38 days for May in 2024 to 2026, against about 72 days in January. In ZIP 89511 the gap is wider. Redfin's rolling median was 134 days for homes that went under contract from December 2025 to February 2026, and 43 days for May to July 2026. Prices follow the season too, with Washoe's median sale price lowest in January and highest from June to September.
So if the timing is yours, have the house ready in March and go live in April. The best month to list in ArrowCreek has the month-by-month figures, and how long an ArrowCreek sale takes covers escrow.
Selling by owner in Nevada
You can. NAR's 2025 profile found 5% of sellers sold by owner, a record low, while 91% used an agent. The law treats you the same either way: you still serve the NRS 113 disclosure form, furnish the HOA resale package, follow the HOA's sign rules and settle the transfer tax at closing. You'd also handle pricing, offers and the purchase contract yourself, so have a Nevada real estate attorney review the contract before you sign.
Mistakes that cost ArrowCreek sellers
Pricing from the ZIP 89511 figure
It sits about 35% under Redfin's ArrowCreek-area median. Starting there leaves money behind, and overshooting off one outlier sale costs you time instead. Price from sales of homes like yours.
Implying golf comes with the house
Club membership is separate from the HOA and goes by referral. A listing that suggests otherwise sets up a dispute you don't need.
Ordering the resale package after the offer
The HOA has 10 days to deliver, and the buyer's five-day cancellation window only starts when they receive the package. Late paperwork pushes that free exit deeper into escrow.
Leaving a design review deposit unaddressed
The HOA's rules require the escrow demand to carry a buyer and seller agreement on any open deposit. Sort it before you list rather than in the last week.
Putting up your own sign
Only HOA-approved signs are allowed. Ask Associa for the approved sign before photos and launch.
Before you list, run this checklist: a price from comparable ArrowCreek sales, the HOA resale package ordered, any transfer fee confirmed, the disclosure form completed by you, open design review files closed, the approved sign and a net sheet with your real quotes. I can pull recent ArrowCreek sales for you and help order the HOA package. Tax and contract rules change, so confirm your own situation with a Nevada real estate attorney or CPA before you sign.
Common questions
How do you sell a luxury home fast in ArrowCreek?
Nothing guarantees speed, but the data points one way. Washoe County homes went under contract fastest in May, about 38 days on Redfin's median over 2024 to 2026, against about 72 days in January. Price off recent ArrowCreek sales instead of ZIP 89511 figures, have the HOA resale package and disclosure form ready at launch, and list in spring if you can.
What is the hardest month to sell a house in Reno?
January. Redfin's median days from listing to contract in Washoe County averaged about 72 in January from 2024 to 2026, the slowest month, and January's median sale price was the lowest of the year on average. New listings bottom out in December. In ZIP 89511, homes that went under contract from December 2025 to February 2026 took a median 134 days.
How much does it cost to sell a house in ArrowCreek?
The fixed costs are Washoe County's transfer tax at $2.05 per $500, which is $10,865 on $2.65 million, and HOA resale fees capped at $809.15 for 2026. Brokerage, title and escrow fees are negotiated or quoted, and any HOA transfer fee or capital contribution has to come from Associa Sierra North. The seller net sheet on this page adds them up.
Do I have to disclose defects when selling a house in Nevada?
Yes, for homes with one to four units. NRS 113.130 requires you to complete the Seller's Real Property Disclosure form and serve it on the buyer at least 10 days before closing, and your agent can't fill it in for you. You don't have to disclose defects you don't know about, but knowingly hiding one can cost three times the repair cost plus fees.
Can I sell my house by owner in Nevada?
Yes. NAR's 2025 profile found 5% of sellers went that route. You still owe the disclosure form under NRS 113.130, the HOA resale package under NRS 116.4109 if your home is in an HOA, and the transfer tax at closing unless the contract assigns it to the buyer. In ArrowCreek you also need an HOA-approved sign. Have a Nevada real estate attorney review the contract.
Can I sell my ArrowCreek home without putting it on the MLS?
Under NAR's Multiple Listing Options for Sellers policy you can sign for an office-exclusive listing, which isn't put into the MLS or publicly marketed, or a delayed-marketing listing, which is in the MLS but held off portals for a period the local MLS sets. If the home is marketed publicly, the Clear Cooperation rule still requires an MLS filing within one business day.
