Key takeaway

ArrowCreek is the gated golf community at the end of ArrowCreek Parkway in south Reno, ZIP 89511, and every ArrowCreek address and parcel we sampled is in unincorporated Washoe County. Redfin's Arrowcreek area had a median sale price of $1,724,517 for July to September 2026, about 54% above Zillow's typical home value for the whole ZIP ($1,120,342), so price an ArrowCreek home from ArrowCreek sales, not ZIP figures. A sale here also has HOA steps a typical Reno sale doesn't: a resale package, approved signs and notice to Security before any open house.

Who this guide is for

You own a home in ArrowCreek and want to know what it's worth, what a sale involves and what it will cost before you talk to anyone.

What ArrowCreek is, and why ZIP figures undersell it

ArrowCreek homes sell well above the ZIP they're filed under, and that gap shapes everything else on this page. Zillow's typical home value for ZIP 89511 was $1,120,342 in September 2026. Redfin's Arrowcreek area, which may take in a few streets outside the gates, had a median sale price of $1,724,517 for July to September. Start from the ZIP number and you start about $600,000 low.

Where ArrowCreek sits

The community sits at the end of ArrowCreek Parkway in the Steamboat region of the Truckee Meadows, in the foothills of south Reno. Your mailing address says Reno, NV 89511, but the Census Bureau places the ArrowCreek addresses we checked in unincorporated Washoe County, outside city limits. That shows up on the tax bill: all 54 ArrowCreek parcels in our sample of Assessor records are in Washoe tax district 4000, with a 2026-27 combined rate of $3.2402 per $100 of assessed value, against $3.66 inside the City of Reno. Some nearby parcels, such as the Courtyards at ArrowCreek, are in the City of Reno's district, so check your own parcel on the Washoe County Assessor's site.

The HOA puts elevations at 5,060 to more than 6,100 feet and counts 525 acres of open space and more than 30 miles of trails. The 2019 CC&Rs cap the community at 1,090 single-family lots unless Washoe County approves more.

What the HOA runs

ArrowCreek Homeowners Association runs a staffed gatehouse with 24/7 security, and guests are cleared through QuickPass. It maintains the private roads, clears the snow and operates the Residents' Center, a building of more than 10,000 square feet with three pools, a fitness room, and tennis and pickleball courts. Dues for 2026 are $392 a month; homes behind a sub-gate pay $7 more. Associa Sierra North manages the association, and the ArrowCreek HOA page breaks down what the dues pay for.

The Club is separate from the house

The Club at ArrowCreek has two private 18-hole courses: the Legend, designed by Arnold Palmer and opened on August 25, 1999, and the Challenge, designed by Fuzzy Zoeller and John Harbottle. Membership is separate from the HOA. Buying an ArrowCreek home doesn't include golf, and HOA dues don't cover the club, which doesn't publish its initiation fees or dues. Read what club membership means when you sell before a buyer asks.

What an ArrowCreek sale involves that a Reno sale doesn't

Most of a sale here runs like any Nevada sale: a listing, a contract, the seller's disclosure form and escrow. The HOA adds four steps, and each one can cost days if it starts late.

Order the resale package before you list

Nevada law (NRS 116.4109) makes you, the seller, give the buyer a resale package at your expense: the CC&Rs, bylaws, rules, budget and a statement of fees. The HOA has 10 calendar days from a written request to supply its part, and the buyer may cancel until midnight of the fifth calendar day after receiving it. For ArrowCreek, you order the documents through Associa Sierra North's resale link, which runs on the Community Archives marketplace.

The state caps what an HOA can charge. For 2026 the Nevada Real Estate Division's limits are $213.84 for the resale certificate, $190.73 for the demand statement and $404.58 to open or close a file, $809.15 in all, plus up to $100 each to expedite. ArrowCreek's public documents list no transfer fee or capital contribution, so ask Associa what your statement will show.

Signs, open houses and the gate

Only HOA-approved ArrowCreek real estate signs are allowed: one per lot, or two on a golf-course lot, one facing the course and one facing the street. Security must be told before every open house, and open-house signs come down the same day. Every visitor comes through the gate, where guests are cleared through QuickPass, so plan showings around that step.

Close out any design-review project

Exterior changes need approval from the Architectural Design Review Committee, which meets on the second Wednesday of each month. If you sell with a project still open, the escrow instructions must say who gets the construction deposit back, and the buyer takes on finishing the work. Deposits run as high as $30,000 for the largest new-home projects, so settle this before you list.

Hand over the key cards and notify the HOA

Residents' Center key cards must be turned in or transferred at the sale. After closing, you or the buyer must send the HOA notice of the recorded transfer, with the new owner's name and address. The order of all these steps, with the disclosure form and escrow, is laid out in the step-by-step plan for selling in ArrowCreek.

Who pays the transfer tax in Washoe County?

Washoe County charges $2.05 for each $500 of value or fraction of $500, collected by the County Recorder when the deed records. Nevada law makes buyer and seller jointly liable. A Nevada title company says the seller pays by custom, but your purchase agreement decides. Every cost line, with the title and escrow customs, is on Nevada seller closing costs.

Commission and the buyer's agent

Commissions aren't set by law and are negotiable. Since August 17, 2024, offers of pay to a buyer's broker can't appear on the MLS, though you can still agree to one off the MLS or offer the buyer a concession. Decide your position before the first offer arrives; how to sell a home in ArrowCreek covers it with pricing.

Property tax at closing

Washoe's tax year runs July 1 to June 30 and is billed in four installments, so your closing statement will show how the current year's tax is divided between you and the buyer. Nevada's 3% cap on yearly increases for a primary home means a buyer's bill can differ from yours; Washoe County property tax explains why.

Tax on your gain

Nevada has no state income tax on an individual's home-sale gain. Federally, if you owned and lived in the home for two of the last five years, you can exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly. A long-held ArrowCreek home can pass that line, and capital gains tax for Nevada sellers shows the 2026 brackets. Confirm your own figures with a Nevada CPA.

When ArrowCreek homes sell, and how fast

Season matters more in ZIP 89511 than the yearly figures suggest. Redfin's median time to an accepted contract in the ZIP was 43 days for homes that went under contract from May to July 2026, and 134 days for December 2025 to February 2026.

Spring listings go under contract fastest

Across Washoe County, Redfin's figures make May the fastest month over the past three years, at about 38 days on average, and January the slowest, at about 72. In spring about half of the county's homes went under contract within two weeks; in December it was closer to one in five. The month-by-month detail is in the best months to list in Reno.

What Redfin's Arrowcreek area shows

Redfin counted 15 sales in its Arrowcreek area in September 2026, against 17 a year earlier, and its latest figure has homes selling after a median 46 days on market, down from 137. Homes sold about 2% below list. With so few sales a month, one unusual home can swing the median, so read it beside the ZIP figures. Escrow then adds its own weeks, and how long a sale takes from listing to closing walks through them.

What ZIP 89511 figures miss

Three published numbers describe ArrowCreek's part of Reno, and each uses a different boundary.

Why an online estimate starts low

Zillow publishes no ArrowCreek series. Its nearest figure is the ZIP, which spans much of south Reno beyond the gates, and its typical value tracks the middle of that market. An automated estimate built on it can come in well under what ArrowCreek homes sell for. The ArrowCreek home value estimator uses the ZIP index only to measure how far prices have moved since you bought.

Reading ArrowCreek homes for sale as a seller

If you've been browsing ArrowCreek homes for sale, read the listings as your competition. Buyers will set your price per square foot, lot and view against whatever is on the market the same weeks; Redfin's median for its Arrowcreek area was $622 a square foot. Asking prices aren't sale prices, so weigh closed sales first, and check the ArrowCreek and Reno market report for the latest dated figures. I can pull the recent closed sales nearest your home and go through them with you.

Richard's license, brokerage and team figures are set out on Richard Berman's agent page.

Questions sellers ask

Is ArrowCreek in Reno city limits?

Not on the records we checked. ArrowCreek addresses use Reno, NV 89511 for mail, but every ArrowCreek address and parcel we sampled is in unincorporated Washoe County, outside Reno city limits, and Washoe County Planning handles land-use cases there. Those parcels are in tax district 4000, whose 2026-27 combined rate is $3.2402 per $100 of assessed value, against $3.66 inside the City of Reno. Check your own parcel on the Washoe County Assessor's site.

How much are ArrowCreek HOA dues?

ArrowCreek HOA assessments are $392 a month in 2026, up from $382.25 in 2025, according to the HOA's January 2026 budget report. Homes behind a sub-gate pay $7 a month more. Dues are billed monthly and due on the 1st, and they fund the gatehouse and security, private roads, snow removal, common landscaping and the Residents' Center. Golf at The Club at ArrowCreek is not included.

Does an ArrowCreek home come with a club membership?

No. The HOA states that membership at The Club at ArrowCreek is separate from the ArrowCreek HOA. A buyer joins the club on its own terms, which start with a referral from a current member, and the club doesn't publish its initiation fees or dues. Say so in your listing, so the question is settled before a buyer makes an offer.

What do homes in ArrowCreek sell for?

Redfin's Arrowcreek area had a median sale price of $1,724,517 for July to September 2026, down 8.5% from a year earlier, and a median of $622 a square foot. Redfin's boundary may include a few streets outside the gates, and with about 15 sales a month the median moves a lot. Zillow publishes no ArrowCreek figure; its ZIP 89511 typical value was $1,120,342.

Can I rent out my ArrowCreek home short term?

No. ArrowCreek's rules treat rentals of less than 30 days as commercial transient use and prohibit them. Leases of 30 days or more are allowed, and a copy of the signed lease must go to ArrowCreek Security. If a buyer plans to rent the home out, point them to the rules in the resale package before they make an offer.

How many homes are in ArrowCreek?

The 2019 CC&Rs cap ArrowCreek at 1,090 single-family lots under its development agreement, unless Washoe County approves more. Published counts of built homes are approximate: Golf.com wrote of more than 1,000 homes in 2022, and a club press release the same year said 1,100. No HOA document we found gives a current count of built homes.
