Key takeaway

List in March or April so your home goes under contract in May, the fastest month in Washoe County: Redfin's median was about 38 days in May over the last three years, against about 72 in January. In ZIP 89511 the spread is wider, 43 days for May to July 2026 against 134 for December 2025 to February 2026. Washoe median prices also run lowest in January and highest from June to September, so spring wins on speed and early summer on price.

Who this guide is for

You have some say over when your ArrowCreek home goes on the market and want to pick the month that gets it sold fastest and at the best price.

The best month to list comes before the best month to sell

Seasonal data count something narrower than a listing month: Redfin's days on market are measured for homes that went under contract in a given month. If May is the fastest month for contracts, the listing that benefits was usually on the market in March or April. And because escrow adds roughly a month, the closings land in June and July, the months with the highest median sale prices.

For an ArrowCreek seller that sequence matters more than it does county-wide. In Redfin's ZIP 89511 data, the median wait from listing to contract was 43 days for May to July 2026 and 134 days for December 2025 to February 2026, about three times as long. Washoe County's own winter-to-spring gap in Redfin's monthly series was closer to double. So the national rule of thumb, sell in spring, holds here with more force. The question is how early in spring to start.

The table averages Redfin's Washoe County monthly figures for the last three years of each calendar month (October 2023 to September 2026). The averages are our calculation from Redfin's published months.

Spring: the fastest market of the year

How quickly do spring listings go under contract?

In April 2024 Redfin found 54.2% of Washoe County homes went under contract within two weeks of listing, and in April 2026 it was 48.2%. Sierra Nevada REALTORS, which uses regional MLS data and a different method, reported a median 12 to 13 days to contract for Washoe single-family homes from April to June 2026. Whichever source you read, spring is when buyers act fastest.

How much competition will you face in spring?

More than at any other time. Redfin counted 859 new Washoe listings in May 2024, 867 in May 2025 and 815 in May 2026, against fewer than 320 in each of the last three Decembers. Buyers have the most choice in spring, so your home is compared with more alternatives than at any other time of year. Spring rewards a home that is ready on day one.

Why list in March or April rather than May?

A March or April listing is on the market as buyer activity builds and goes under contract in the fastest weeks of the year. A late-May listing arrives when the most rivals are already on the market and the summer slowdown is a few weeks away. In Redfin's Washoe series, median days on market start rising from June, and in July 2025 they reached 53. Getting ready takes time too: the Nevada disclosure form should be finished, and the HOA resale package requested, by the time the listing goes live.

Summer: the highest prices, a slowing pace

Do Reno home prices peak in summer?

Closed-sale prices do. Redfin's Washoe median sale price averaged $586,667 in June and $585,034 in August over the last three years, against $526,983 in January, and June 2026 had 683 sales, the most of any month since at least 2023. Keep in mind what a median is: the middle of the homes that happened to close that month. A median reflects whichever homes closed, so part of a seasonal peak can be a change in which homes sold rather than a premium on the same home.

Why does the market slow after June?

Buyers thin out while summer listings pile up. Redfin's three-year averages climb from 42 days on market in June to 50 in August and 56 in September. Sierra Nevada REALTORS shows the same turn on its own measure: a median 12 days to contract for Washoe in the second quarter of 2026, against 25 in the third quarter. A summer listing still sells, but it competes with spring's leftovers for a smaller pool of buyers.

Fall and winter: fewer buyers, but fewer rivals

What happens to the market in October and November?

The wait keeps lengthening. Redfin's Washoe averages are 58 days on market for October and 59 for November, and in October 2025 the median reached 70. Prices hold up better than speed in early fall, with an October average of $564,000. A fall listing is a reasonable choice if you need to sell this year and price for the season.

Is January the hardest month to sell a house?

In Washoe County, on average, yes. January had the longest three-year average wait in Redfin's series, about 72 days (69 in 2024, 77 in 2025 and 69 in 2026), and it was the slowest month in 2024 and 2025; in 2026 February ran a day slower, at 70. It also had the fewest sales, about 360, and the lowest average median price, $526,983. February averages about 62 days.

Is there anything to gain from a December listing?

Fewer rivals. Redfin counted 288, 287 and 318 new Washoe listings in December 2023, 2024 and 2025, about a third of a May. The buyers are fewer too: only 17.0% of homes went under contract within two weeks in December 2024 and 22.5% in December 2025. A December listing suits a seller who has to sell and can wait. It is a poor choice for a seller who has to close by a set date.

ZIP 89511: why the season matters more at ArrowCreek prices

How much slower is winter in 89511?

Redfin publishes ZIP 89511 as rolling three-month windows. Set the spring and winter windows side by side and the swing is larger than the county's.

Redfin 89511 windowMedian days to contractHomes soldMedian sale price
May-Jul 202434122$1,192,142
Nov 2024-Jan 202573117$1,125,000
May-Jul 202563114$1,327,500
Dec 2025-Feb 202613499$1,065,000
May-Jul 202643155$1,380,000
Jul-Sep 202656139$1,397,089

In both winters the 89511 wait roughly doubled or more, and in 2025-2026 it reached 134 days while Washoe County's Redfin median for those months stayed near 70. Redfin's data do not say why; they show only that 89511 slows down more than the county does.

Why do the 89511 numbers swing so much?

Small samples. 89511 records fewer than 50 sales a month, so a few large homes closing in one window can move the median price sharply, as the dip to $1,065,000 for December to February shows. Treat a single window as a signal, and look for the same pattern in more than one year before you plan around it. The pattern above, slow winters and fast late springs, shows up in both years. None of these figures are ArrowCreek-only: 89511 also includes other south Reno areas.

Do 89511 buyers negotiate harder in winter?

Less than the wait suggests. Redfin's 89511 homes that went under contract from December 2025 to February 2026 sold at 97.91% of list on average, against 98.28% for May to July 2026. The bigger difference is at the top: 21.94% of homes sold above list in the May to July window, and only 9.09% in the winter one. In other words, a winter buyer rarely pays over the asking price, but one who does commit pays close to it. The cost of winter is mostly time, and time has its own price in carrying costs and in a delayed next move.

For the latest window, see the ZIP 89511 market figures, which are dated by source and updated periodically.

Same calendar, different years: how to read this year's numbers

Was 2026 a faster year than 2025?

After spring, yes, on every source in our data. Redfin's Washoe median was 54 days on market in September 2026, eight days shorter than a year earlier, and the median sale price that month was $618,616, up 12.5%. Sierra Nevada REALTORS' quarterly figures moved the same way on their own measure: 25 days to contract for Washoe in the third quarter of 2026 against 33 a year before. In 89511, Redfin's July to September window fell to 56 days from 68.

The early months of 2026 told a different story. Washoe's February median reached 70 days, the slowest February of the three years, and 89511's winter windows were the slowest in the series. A slow winter followed by a quick summer is the seasonal pattern at full strength, and it is a reminder that the level moves from year to year while the shape stays put.

How should you read a single month's market report?

Compare it with the same month a year earlier, never with the month before. A report saying days on market rose from August to September tells you only that September followed August; every year in Redfin's Washoe series shows that rise. The useful question is whether this September was faster or slower than last September, and whether the same source says so in its next release.

Hold the source constant as well. Redfin, Sierra Nevada REALTORS and Realtor.com each count days differently, and the gap between them can be larger than any seasonal change. Sierra Nevada REALTORS also switched its September 2026 Washoe page from single-family homes to all residential, so its September figures do not line up with its earlier 2026 months. When a figure surprises you, check what changed in the method before you change your plan.

Choosing your month by what matters most to you

If speed matters most

Be live by late March or April. That is when Washoe's two-week contract rate is at or near its peak and 89511's wait is shortest. Finish the Seller's Real Property Disclosure in February, and request the HOA resale package about the week you list (the HOA has 10 days to deliver it, and it stays effective for 90), so nothing waits on paperwork once a buyer appears.

If price matters most

The same window. A home that goes under contract in May closes in June or July, the months with the highest Washoe medians and the most sales. The price you get still depends more on the list price than on the month: set it from recent ArrowCreek sales, and start with the home value estimator for ArrowCreek to see where the index puts yours.

If you have to move by a set date

Work backward. Take the date, subtract about 37 days of escrow (a national average from Zillow, citing ICE data), then subtract the 89511 wait for the season you would be listing in. The full arithmetic, including Nevada's HOA and disclosure deadlines, is on how long an ArrowCreek sale takes.

If it is fall now: list now or wait for spring?

Ask two questions. First, can you carry the home for five or six more months? Property tax, HOA dues and utilities keep running, and the Washoe County property tax guide explains the installment dates. Second, does the sale depend on a date? If you can wait and nothing forces the timing, the data favor waiting for March. If you need to sell this year, list in fall at a price set for the season, since Redfin's 89511 window for October to December 2025 ran 102 days and January only gets slower. If you are unsure which way the numbers point for your home, I can pull recent ArrowCreek sales for you.

Timing is one input. Rates, equity and the home you buy next often matter more, and they are covered in whether to sell your ArrowCreek home now. For the steps once you have a month, see how an ArrowCreek sale is run.

Common questions

What is the best month to sell a house in Reno?

May, for speed: Washoe County homes went under contract in a Redfin median of about 38 days in May over 2024 to 2026, the fastest of any month. To catch it, list in March or April. Closings, and the highest median sale prices, follow in June through August.

What is the hardest month to sell a house?

In Washoe County it is January, on average. Redfin's median days on market was 69 in January 2024, 77 in January 2025 and 69 in January 2026, about 72 days and the slowest month on average over 2024 to 2026, though February 2026 ran a day slower at 70. January also had the fewest sales and the lowest average median price, $526,983 over those three years.

Is it bad to sell a house in winter in Reno?

It is slower, not impossible. Redfin's Washoe median days on market averages 62 in December and 72 in January, against 38 in May. In ZIP 89511 the median reached 134 days for December 2025 to February 2026. Winter listings face fewer rivals, so a well-priced home can still sell; plan on a longer wait.

When do home prices peak in Reno?

Washoe County median sale prices run highest from June to September in Redfin's data, with three-year averages of $586,667 in June and $585,034 in August, and lowest in January at $526,983. Part of a seasonal peak can reflect which homes close then, so it is not a guaranteed premium for any one home.

Should you use a realtor to sell your home?

Most sellers do. NAR's 2025 Profile of Home Buyers and Sellers found 91% of sellers used a real estate agent or broker, and for-sale-by-owner sales fell to a record-low 5%. Commissions are negotiable and not set by law. Nevada's disclosure and HOA resale rules apply either way.

Does the best time to sell differ for a $1 million-plus home?

The months are the same, but the swing is larger. In Redfin's ZIP 89511 data, where the median sale price was $1,397,089 for July to September 2026, the median wait was 43 days for May to July 2026 and 134 days for December 2025 to February 2026, a wider gap than Washoe County's.

How early should I start preparing for a spring listing?

Start in winter. The HOA has 10 calendar days to furnish the resale package under NRS 116.4109, and the package stays effective for 90 days, so request it about the week you list. The Seller's Real Property Disclosure form takes time to complete well, and pricing needs recent sales, so begin those in January or February.
