Key takeaway

Plan on about three months from listing to closing for a ZIP 89511 home that sells in summer, and closer to six for a winter listing. Redfin's median time to go under contract in 89511 was 56 days for July to September 2026 and 134 days for December 2025 to February 2026, and escrow on a financed sale adds roughly 30 to 45 days (Zillow). The month you list moves your total far more than anything that happens once you have a buyer.

Who this guide is for

You own a home in ArrowCreek and need a realistic date for when the sale money arrives, so you can plan the move, the next purchase or both.

Selling an ArrowCreek home takes two clocks, and the first one decides the date

Ask how long a sale takes and you usually get one number. For an ArrowCreek home it helps to split it in two. The first clock runs from the day you list until a buyer signs a contract. The second runs from that contract to the day the deed records and the money reaches you. The first clock is the one that swings: in Redfin's data for ZIP 89511 it has run anywhere from 43 to 134 days in the past year. The second barely moves, because lenders, escrow and Nevada's own deadlines keep it to a few weeks.

That changes how you plan. If you need the money by a date, work backward from that date through escrow, then ask what the market looks like in the month you would list. The table below adds the two clocks for a sale in each season, using Redfin's 89511 figures and the 37-day average closing time Zillow cites from Intercontinental Exchange data.

Season (Redfin 89511 window, by contract date)Median days to contractPlus escrow (about 37 days)Rough total
Late spring (May-Jul 2026)4337About 80 days, under three months
Summer into fall (Jul-Sep 2026)5637About 93 days, three months
Fall into winter (Oct-Dec 2025)10237About 139 days, four and a half months
Midwinter (Dec 2025-Feb 2026)13437About 171 days, five and a half months

Two cautions before you lean on those totals. Redfin publishes ZIP data as rolling three-month windows, and 89511 records fewer than 50 sales a month, so one slow luxury listing can shift a window. And a median is the middle home: half of the homes in each window took longer. Use the table to set expectations, then check the current window on the ArrowCreek market page before you choose a listing date.

Clock one: how long until a buyer signs?

How long do ZIP 89511 homes take to go under contract?

Redfin counts days on market from listing until the home goes under contract, not until closing. For July to September 2026 its 89511 median was 56 days, down from 68 in the same window a year earlier. Redfin's own summary on its 89511 page puts the typical home at about 62 days to pending and about 3% below list price, and it rates the ZIP 52 out of 100, "somewhat competitive".

So a well-priced ArrowCreek listing in a normal season should expect roughly two months before a contract, not two weeks. If your home is still active after that, price is the first thing to recheck.

How does that compare with Washoe County and the nation?

On the same Redfin measure, Washoe County's median was 54 days in September 2026, close to the 89511 window. Nationally, the National Association of REALTORS reported a median 33 days on market for existing homes sold in September 2026. NAR's survey and Redfin's listing data are built differently, so treat the national figure as context rather than a like-for-like gap. What the comparison does show is that a national "one month" answer will mislead an ArrowCreek seller.

Why do the days-on-market numbers disagree?

You will see several Reno figures quoted, and they measure different things. Each one counts something different:

Source and areaWhat it measuresLatest figure
Redfin, ZIP 89511Median days from listing to contract, homes that went under contract, rolling three months56 days (Jul-Sep 2026)
Redfin, Washoe CountySame measure, monthly54 days (Sep 2026)
Sierra Nevada REALTORS, Washoe CountyMedian days to contract from regional MLS data28 days (Sep 2026)
Realtor.com, ZIP 89511Median age of listings still active in the month62 days (Sep 2026)

The gap between Redfin's 54 days and Sierra Nevada REALTORS' 28 days for the same county and month is large, and neither source explains it. Don't mix them. Pick one source, compare like with like over time, and name the source whenever you quote a figure to a buyer or a lender.

How much does the listing month change the wait?

More than any other choice you make. Redfin's 89511 median was 43 days for May to July 2026 and 134 for December 2025 to February 2026, about three times as long. The pattern held in 2024 too, at 34 days in spring against 73 for November 2024 to January 2025. The month-by-month detail, and how to pick a month for your goals, is on when to list for the fastest sale.

What does a price cut say about your timeline?

Redfin's 89511 page shows 28.3% of homes with a price drop for the July to September 2026 window, and Realtor.com counted 17.8% of active 89511 listings price-reduced in September 2026. A cut usually comes after a few weeks of little interest, and each one restarts the conversation with buyers who already passed. The faster route is a list price set from recent ArrowCreek sales on day one; the ArrowCreek value estimator gives a rough first figure, and comparable sales set the price.

Clock two: from accepted offer to closing in Nevada

How long is escrow on a financed sale?

Zillow, citing a 2026 Intercontinental Exchange study, puts the average time to close a purchase at about 37 days, and says conventional loans usually close 30 to 45 days after the contract is signed. Rocket Mortgage, a lender, gives averages of about 43 days for conventional loans, 30 to 45 for FHA and 40 to 55 for VA. We found no published Reno or Washoe escrow average, so these national figures are the best available guide.

How fast can a cash buyer close?

Zillow says a cash purchase can close in as little as one to two weeks, and in as few as seven days after the contract if the buyer waives contingencies. In practice the Nevada deadlines below still apply to an ArrowCreek sale, so a cash close is fastest when your HOA documents and disclosure form are already in hand on the day you accept.

When does the HOA resale package start its clock?

ArrowCreek is a homeowners association community, so Nevada's resale rules apply. Under NRS 116.4109 the seller must give the buyer a resale package at the seller's expense, and the HOA has 10 calendar days from a written request to furnish it. The buyer may then cancel without penalty until midnight of the fifth calendar day after receiving it. Order late and you can add two weeks to escrow before the buyer's review even starts. What the package contains and costs is on the ArrowCreek HOA page.

One catch for a winter listing: the package stays effective for 90 calendar days. Redfin's 89511 winter median of 134 days runs past that, so a package ordered on listing day may need refreshing. Ask the management company what an update costs before you order.

When must the seller disclosure reach the buyer?

Nevada sellers of a one-to-four-unit home must complete the Seller's Real Property Disclosure form and serve it at least 10 days before the property is conveyed (NRS 113.100 to 113.130), and your agent may not fill it in for you. If you find a new defect, or a disclosed one gets worse, before closing, you must tell the buyer in writing. A late or missing form gives the buyer a way out, so completing it before you list protects the date as well as the deal.

What happens in the last week before closing?

Federal rules require the buyer's lender to deliver the Closing Disclosure at least three business days before closing (CFPB), so a change to loan terms late in escrow can push the date. On the HOA side, you or your agent request a statement of demand, which the HOA must furnish within 10 calendar days and which stays effective for at least 15 business days. Paying it settles what you owe the association. Then the deed records with the Washoe County Recorder and escrow releases your funds.

Before the clock starts: what to finish before you list

Nothing in a market report counts the weeks you spend getting ready, but they belong in your plan. The work that protects your timeline is the work a buyer's escrow will otherwise wait on.

Why should the price come first?

Every figure above is a median for homes that sold. A price set above recent sales joins the slower half. Homes in ZIP 89511 sold at 97.6% of list price on Redfin's figures, on average, in July to September 2026, and at ArrowCreek prices a few points of overpricing is real money and real weeks. Note too that Zillow's typical value for ZIP 89511 was $1,120,342 in September 2026, below Redfin's $1,397,089 median sale price for the July to September window. The two measure different things (Zillow tracks the middle third of all homes, Redfin the homes that sold), and neither is an ArrowCreek figure. A value for your own home needs recent ArrowCreek sales. I can pull them for you before you set a date.

Which documents can you gather now?

  • The disclosure form: the Nevada Real Estate Division publishes the Seller's Real Property Disclosure (Form 547). Filling it in early lets you fix or document known issues before a buyer's inspector finds them.
  • HOA contacts: the management company's name and its resale request process, so the 10-day clock starts the day you accept an offer, or earlier in spring.
  • Your loan payoff and any other liens, which escrow will need for the demand and payoff statements.
  • Records of improvements, which matter for your tax basis as much as for buyers.

What slows an ArrowCreek sale, and what helps

Does a higher price band mean a longer wait?

Redfin's luxury data does not cover the Reno metro, so the nearest figures are statewide. In Nevada, homes in the top 5% of each metro's price range took a median 71 days to go under contract in June to August 2026, against 48 days for mid-priced homes, and sold at 96.2% of list. Nationally the same luxury tier took 46 days. At ArrowCreek prices, the statewide luxury figures are the closer guide.

How often do contracts fall through?

Redfin reports that 16.0% of Nevada luxury pending sales fell through in June to August 2026, against 9.84% for luxury homes nationally. A failed contract sends you back to clock one, often weeks later in the season. The defenses are dull but effective: a buyer whose financing is documented, inspection issues you have already disclosed, and HOA and disclosure paperwork delivered on day one so the buyer's review periods start and end early.

Does selling without an agent change the timeline?

The Nevada deadlines are the same either way. NAR's 2025 survey found 91% of sellers used an agent and for-sale-by-owner sales fell to a record-low 5% of sellers. No source in our data measures FSBO time on market in Reno, so there is no local evidence that it is faster or slower.

Work out your own sale date

Here is a method you can redo with your own dates. It uses the same Redfin and Zillow figures as the rest of this page.

  1. Pick the month you could list. Count the weeks you need for pricing, repairs and the disclosure form.
  2. Add the 89511 wait for that season. Use about 45 days for a May listing, about 55 to 60 for late summer and early fall, and 100 days or more from November through February, based on Redfin's 2025-2026 windows.
  3. Add escrow. Use 37 days for a typical financed buyer, or two weeks for cash with your HOA package already ordered.
  4. Add a buffer. A price cut or a failed contract can add a month or more. If your next purchase depends on this money, plan on the buffer being used.

A worked example: you want to be out by early August. Working back, a financed buyer needs about 37 days, so you want a contract by late June. At the spring pace of 43 to 53 days in Redfin's 89511 windows, you would list in late April or the first days of May, with the disclosure form done and HOA contact details ready. List in October for the same goal and the math changes: Redfin's 89511 window for October to December 2025 ran 102 days, so the same sale would close around February.

Once you have a target date, the Nevada seller net sheet shows what you would walk away with, and deciding whether to sell this year covers the rate, equity and next-home questions that usually come with the timing one.

Common questions

How long does it take to sell a house in Reno?

Redfin's median for Washoe County homes was 54 days from listing to contract in September 2026, and about 37 days of escrow follows on a typical financed purchase, according to Zillow citing ICE data. Sierra Nevada REALTORS, counting a different way from MLS data, reports a median 28 days to contract for September. The two aren't comparable, so always check which source a figure comes from.

How long does it take to sell a house in ZIP 89511?

Redfin's median time to go under contract in ZIP 89511 was 56 days for July to September 2026 and 134 days for December 2025 to February 2026. Redfin reports ZIP data as rolling three-month windows on fewer than 50 sales a month, so the figure moves a lot. Add 30 to 45 days of escrow for a financed buyer.

How long does it take to close on a house in Nevada?

There is no published Nevada average. Nationally, Zillow cites ICE data showing about 37 days to close a purchase, with conventional loans usually 30 to 45 days and cash sales as fast as one to two weeks. Nevada adds its own steps: the HOA has 10 calendar days to deliver a resale package, and the seller disclosure must reach the buyer at least 10 days before conveyance.

How long is an HOA resale package good for in Nevada?

Under NRS 116.4109 the resale package stays effective for 90 calendar days, and the association must furnish it within 10 calendar days of a written request. The seller pays for it. The buyer can cancel without penalty until midnight of the fifth calendar day after receiving the package, so delivering it early shortens escrow.

How much would a real estate agent make on a $300,000 house?

There is no set amount. Commissions are not set by law and are negotiable, and since August 2024 offers of pay to buyer brokers can no longer be made on the MLS, under the NAR settlement rules. The math is simple: each 1% of commission on a $300,000 sale is $3,000, split however the listing agreement and any buyer-broker agreement say.

How much do you pay the IRS when you sell a house?

Often nothing on a main home. Under IRC Section 121 you can exclude up to $250,000 of gain, or $500,000 if married filing jointly, if you owned and lived in the home at least two of the five years before the sale. Nevada has no state income tax on that gain. Gain above the exclusion is taxed at federal capital gains rates; confirm your figures with a CPA.

Can I sell my ArrowCreek home faster to a cash buyer?

Escrow can be shorter. Zillow says cash purchases can close in one to two weeks, or as few as seven days after the contract when contingencies are waived. Finding the buyer still takes the same market time, and Nevada's HOA resale package and disclosure deadlines still apply, so have those documents ready before you accept.
